Market conditions
Bali has been voted the best-loved holiday island worldwide for the
sixth time in a row. Over 3 million tourists visit the island every
year. This is a growing trend as a new middle-class is forming in Asia
for whom holiday trips will be affordable and who are keen to travel.
In the north of Bali in particular, a new form of tourism, „ecotourism”
is starting up, to preserve the authenticity of nature and to protect the environment. The Indonesian government recognises this and plans to build a second airport at Singaraja in the north of the island. Because of this the region will be more accessible and valuable jobs will be created. Around 90% of all employment is in the tourism sector.

Building description / Facilities
The villas in Bali are fully-furnished and equiped, the bedrooms have king size beds and wardrobes, the kitchens have a ridge, sink and two-ring stove and all dishes for 6 person.
The living area has a sofa, a table with 4 chairs and a desk excluded TV and HiFi devices. The terrace has 2 sun loungers.
Both bedrooms on the upper floor have individually adjustable air-conditioning
units. Both the living room and the terrace have a ceiling fan.
The balcony is furnished with two chairs and one table.
Every villa has connections for television, telephone and internet.

Contractual Process
As in many countries, foreigners are not permitted to purchase property
in Indonesia. So we can lease the villa's land to you for 99 years.
All notarial details of the sales and lease agreements have been settled.
The villa is your property and can be bequeathed or sold. In the case
of a sale, the lease contract with the company is still valid.
All contracts are under Indonesian law and finalised by an Indonesian
notary. You will have the original in Indonesian and an English translation.
There will be no additional cost for you.

Additional costs
So that you can devote yourself to your dreams and visions, the Holiway
Garden Resort & SPA team will take care of the daily upkeep and
maintenance of your villa as well as the communal facilities.
The costs for this are included in the monthly charges (currently 150
euros). In order to conserve the value of your villa, you will pay into
an investment reserve (currently 20 euros per month).
Our director Stefan Dörr will willingly provide further information on financial agreements and questions on sales in a personal discussion.

To cover your monthly costs the company can rent out your villa for
you or you can market your villa yourself.

Rent sharing pool
If your villa in Bali is successfully rented out by the company then part of the revenue will be put into a common rent pool, which will then be shared out at the end of the year according to a set scale. So you will not only benefit from renting out your own villa, but also to the turnover of the entire investment villas.

Services
The following services are included in the monthly charge which is currently

Daily cleaning of your villa
Linen change (bed and bathroom), including rental of linen if required for a 4 week stay
Swimming pool towels
Caretaker service including small repairs (also inside)
Upkeep of garden
Use of meditation rooms when free (when not being used by seminar groups)
24-hour Security Service
Satellite TV
Insurance and taxes
Waste and sewage
Administration fee
Lump sum for gas, water, electricity, internet and telephone
The costs will be adjusted annually in line with inflation. Consume ist metered by each villa individually.

Become a part-time owner
For those who wish to stay only a limited time in Bali, we offer a part-time owner model. You can buy a fixed period of 3 or 6 month. Prices in Indonesian Rupiah are as follows:

Reservations
Reservation fee is 4,000 USD, deductable from your purchase price. In case of cancellation the reservation fee can not be reimbursed.

Prices
Payment to be in the local currency IDR (Indonesian Rupiah). Exchange
rate fluctuations at the time of payment will be at the loss or gain
of the buyer. The company reserves the right to make price variations
to the amounts listed here.
